Anchor Bolt Framing Plate Problems

Whenever you're laying out your anchor bolts, before you pour the concrete footing, you should make sure that you have all of your framing base plates breaks, covered. Most building codes require one anchor bolt on each side of a framing base plate break, like the one shown in the picture above.

These anchor bolts should be with and 12 inches of the base wall framing plate break. One of the biggest problems in foundation construction, is that most concrete foundation professionals, aren't familiar with wood framing building codes and this leads to problems like the picture below.

Whenever you run into a framing problem like this, you will need to contact a structural engineer who is responsible for the foundation and framing on the project, to get a correction.

Most engineers will allow you to drill a hole into the concrete footing and install new anchor bolts using some type of epoxy.
